MINIMUM AREAS
- 1 story = 1,800 sq. ft. first floor. (basement required)
- 1.5 story = 1,600 sq. ft. useable first floor and a minimum of 2,200 sq. ft. for all floors. (basement required)
- 2 story = 2,200 sq. ft. useable floor area. (basement required)
- Tri-level and quad level = 2,100 sq. ft. minimum finished square footage. Dwellings shall also include front porch.
- Bi-levels = 2,100 sq. ft. minimum finished area with 1,500 sq. ft. on upper floor.
- Minimum of 3-car garage with no less than 700 square feet of floor area.
Does not include garages, porches, breezeways, carports or basements.
TEMPORARY STRUCTURES
- No temporary structure on the property such as trailers, shacks, garages, barns or other buildings
shall be used on the property at any time as a residence, either temporarily or permanent.
TYPE OF CONSTRUCTION
- No building previously constructed elsewhere shall be moved upon any lot within this
subdivision.
APPEARANCE AND EXTERIOR MATERIALS
- At least 50% or front exterior of the house shall be masonry or stone.
- All driveways shall be concrete, paver bricks, or asphalt with at least a 4" curb or paver brick.
ROOF
- All plumbing stacks, roof vents and ventilators shall be located in rear of house roof.
- Roof pitches are to be a minimum of 8/12 pitch, except some two-story designs may have 6/12 pitch
subject to the Architectural Control Committee.
LANDSCAPING
- A minimum of 10 shrubs planted in front yard and a minimum of four trees must be planted
in front parkway with trunk diameter of 3", measured 1' from ground.
